DESCRIPTION OF LAND

This section allows you to enter the description of land. The compulsory data items are indicated by an * marked in red.

To create a record:

1.


Select the Title Type [D].

2.


If CT (Certificate of Title), SCT (Subsidiary Certificate of Title) or SSCT (Subsidiary Strata Certificate of Title) is selected, enter Vol No [T] and Fol No [T].


If UL (Unregistered Land) is selected, Interest in Estate Affected [T] will be displayed for Caveat (CV).


If Lease is selected, enter the Lease No. [T].

3. Select the MK (Mukim) or TS (Town Subdivision) and enter the rest of the Lot No. [D, T].
4. Enter Address [S].
5. Click on Add [B]. Repeat the previous steps to add more records.

To view a record:

1.


Select the check box of the record to be viewed.

2. Click on View [B]. The record will be displayed in the data entry screen for viewing.

To update a record:

1.


Select the check box of the record to be updated.

2. Click on View [B].
3. Make the necessary changes to the displayed record.
4. Select the check box of the record again.
5. Click on Update [B].

To delete a record:

Select the check box(es) of the record(s) to be deleted.

2. Click on Delete [B].

To refresh the screen:

Click on Refresh [B] to clear the data entries on the screen.

Special Remarks

If you selected Part in the Extent field, then PLOT/UNIT AND CHILD LOT DETAILS section must be filled in.

PLOT/UNIT AND CHILD LOT DETAILS

This section is compulsory if the Extent field is selected as Part in the DESCRIPTION OF LAND section.

To create a record:

1.


Enter the data as required. If you enter both the particulars of the Unit as well as the Child lot number within the same screen, it is assumed that both refer to the same property.


The Plot/Unit/Child Lot entered is assumed to affect all the lots listed in DESCRIPTION OF LAND section. If this is not the case and you wish you specify a particular lot, then click on "click here" [H]. The screen will display all the lots from the DESCRIPTION OF LAND section. Select the lot that is relevant to your Plot/Unit/Child Lot.

2. If you have selected Whole in the Extent field in the DESCRIPTION OF LAND section, and you wish to exclude any unit or child lot, you may select Yes in the Exclude Unit [D] field and enter the relevant details of the Plot/Unit or Child Lot to be excluded.
3. Click on Add [B]. Repeat the previous steps to add more records. 

To view a record:

2. Click on View [B]. The record will be displayed in the data entry screen for viewing.

To update a record:

Select the check box of the record to be updated.

2. Click on View [B].

To create a record:

SHARE IN LAND AFFECTED

The contents of this section is dependent on information entered in the REGISTERED PROPRIETOR section. This section allows you to enter the extent of the claim over a property. The compulsory data items are indicated by an * marked in red.

To claim against the whole land, select Yes next to the question Is the Caveat in respect of Whole of Land?

When Is the Caveat in respect of Whole of Land [D] is No and only one registered proprietor is entered in the previous section, you will be prompted:


Enter the Share in Land Claimed [T].

When Is the Caveat in respect of Whole of Land [D] is No and more than one registered proprietor are  entered in the previous section, there are two options available.

Select either the Separately [R] or Jointly [R] option.

- Select Separately [R] if the caveators are claiming against the respective shares of the individual Registered Proprietors.
- Select Jointly [R] if the caveators are claiming against the interest of Registered Proprietors jointly.

Separately

1.
Enter the Share in Land Claimed [T] against each Registered Proprietor.

Jointly

1.

Enter the No of Registered Proprietor Groups [T]. For example, Gwendolyn Ho and Kelvin Chua are joint tenants of 1/3 share in land. In addition, Gwendolyn Ho and Kelvin Chua are each the registered proprietor of another 1/3 share in land. As such, there are 3 Registered Proprietor Groups. Therefore, enter "3" in the space provided. Then click on No of Registered Proprietor Groups [B].

2.
The system will retrieve all the names entered in the Registered Proprietor's section and display them in as many groups as you have indicated.
3.

For each registered proprietor group, select the relevant party or parties and indicate the Share in Land Claimed [T] against the party or parties. For example, the caveator is claiming 1/3 share against the joint interest of Gwendolyn Ho and Kelvin Chua as well as 1/5 share held by Gwendolyn Ho and 1/3 share held by Kelvin Chua. In such a case, select as follows:

In a case where the claim is against the interest of registered proprietors jointly, it is necessary to select all the affected proprietor's names within the same group and indicate the Share in Land Claimed [T] against for the group.

INTEREST CLAIMED

This section allows you to specify the your claim, such as purchaser, option holder, mortgagee, chargee, purchaser by mortgagee sale, equitable/beneficial owner, injunction holder or others. If claiming as a purchaser, option holder or purchaser by mortgagee sale, the purchase price, date of contract and collective sale must be stated. The compulsory data items are indicated by an * marked in red.

Conditionally, you may select the following radio button options with the following pre-conditions:

For Purchaser or Option Holder or Purchaser by Mortgagee Sale:

Select either Single Purchase Price [R], Multiple Purchase Price [R] or Other Consideration [R] .

- Select Single Purchase Price [R] if there is only one purchase price for a unit or many units.
- Select Multiple Purchase Price [R] if there are different purchase prices for different units.
- Select Other Consideration [R] if the consideration is not a standard one.

For Single Purchase Price

To create a record:

Enter Purchase Price [T].
2. Enter Date Of Contract.
3. Select Collective Sale [Yes] or [No] (default selection is No).

To clear the screen:

For Multiple Purchase Price

Properties under this section are extracted from Section 2 - Plot/Unit and Child Lot Details, if any. Otherwise, the properties are extracted from Section 1 - Description of Land.

2. Enter Date of Contract [T].

To clear the screen:

Click on Reset Page [B] to clear the data entries on the screen.

For Other Consideration

Enter the data in the free text area as provided.

To clear the screen:

For claims as Mortgagee [R], Chargee [R], Injunction Holder [R], Creditor [R] and Equitable/Beneficial Owner [R], no further entry is required. However, if you wish to reflect certain special circumstances, you may use Special Remarks.

For claims as Others [R], enter the interest claimed in the text area provided.

GROUNDS OF CLAIM

This section allows you to specify the grounds of claim based on the INTEREST CLAIMED selected in the previous section.

Upon selecting CV and clicking Create New Form(s) on the Create New Form page, the user will be forwarded to the Preparation form for CAVEAT page and a pop-up warning message will be shown as below.

Some grounds are conditionally disabled when there is no record entered in Section 5. Please refer to the screen below:


The above screen shows Building Agreement ground disabled when there is no record entered in Section 5.


The above screen is displayed if Purchaser [R] is selected.

To clear the screen:

1. Click on Reset Page [B] to clear the data entries on the screen.


The above screen is displayed if Option Holder [R] is selected.
