Let�s say you wish to prepare a Caveat.� First, gather all necessary information required to prepare the form, then launch STARS eLodgment on your web browser.

You will see a list of frequently used forms presented in the main screen of the STARS eLodgment application. To call up the Caveat form template, simply click against CAVEAT like this, �and then click on �at the bottom-right of the screen.

Next, you will be presented with the first of the 14 sections in a Caveat form template, which comprises:

Description of Land

Enter title and lot information here.� Please do not forget to click on command button �after you�ve entered the first set of title & lot information, along with property address!� The system will validate and save your entry in memory.

To amend an added entry, select the record �and click on command button �so that all information for that record will be displayed in the data entry panel.� You may proceed to amend information in the data entry panel.� When done, select the record again as before, and click on command button �so that amended information can be validated and saved.

To remove an added entry, select the record as above, and click on command button .

You will notice that the system helps to expedite data entry by retaining some information in the data entry panel after you add a record entry. To clear the data entry panel of information all together, just click on command button .

When you�re ready to move on, click on command button �at the top-right corner to proceed to next section.

Plot/Unit and Child Lot Details

In our example, the caveat is in respect of a unit.� You may further specify plot/unit or child lot details in this section.��� Click on command button �once you�ve finished entering the necessary information for each unit or child lot.�

Caveator, Registered Proprietor, Caveatee and Borrower

These sections require you to fill in particulars of parties to the Caveat.� Enter Caveator and Registered Proprietor details; and Caveatee details where necessary.� Again, do not forget to click on command button �each time you complete entering a set of party details.� Editing or removal of previously added record will be the same as with property information.

TIP

If a party is among the more popular banks in Singapore, or is one of the local government authorities, you may enter its acronym in the provide data field, and click on �to retrieve all its particulars from the system.

Share in Land Affected

You need not enter this section if share in land affected is whole.

Interest Claimed

This section enables you to state the interest claimed.� For purchases, select �and enter the required details.� In our example, there was only a single purchase of $94,000, with date of Sale & Purchase on 17 Oct 2001.� Do click on command button to �when you�ve completed data entry.

Grounds of Claim

This section enables you to state your grounds of claim according to interest claimed.� Select �the relevant option that best fits your case; the system will automatically printout the relevant statement for you.� For interest claimed under �Purchaser by Mortgagee Sale�, �Injunction Holder� or �Others�, you need to type out the grounds of claim in less than 2000 characters in the text box provided.

Prohibition Clause

This section allows you to select the appropriate prohibition clause.� In our example, the 1st option has been selected.

Date of Caveat

This date must be entered.

Execution By Caveator

The section enables you to specify the mode of execution by the caveators.� Our example shows that the caveators are acted by a Solicitor.� The system will automatically format and print out sections for the signatories accordingly.

Certificate of Correctness

This section enables you to prepare the certificate of correctness.� The system will generate the relevant certificate of correctness clauses based on the minimal information entered.� In our example, the Certificate of Correctness is signed by a Solicitor.� The system will automatically format and print out the standard certificates accordingly.

Saving your Prepared Caveat

When you�re ready to save your form, click on .� The system will prompt you with warning messages if you�d forgotten to fill-in any section in the form template.� You may return to the form template to complete it by clicking on ; or you may proceed to save by clicking on .� To save, please enter the Folder name, and Filename of your choice, then click on .

Amending your Saved Caveat

If you wish to make amendments to the Caveat you�d previously saved, first click on �along the top panel of the system.� Enter the Caveat�s Folder name and/or File Name in the search box that appears, then click on OK.� If you can�t remember either name, you may search by the date that you last updated the Caveat.

The system will retrieve all forms in your PC that fit the criteria you entered above.� Select the form of your choice and click on .

TIP

You may click on �to check the contents of the form first, before amendments.� When you�ve completed your amendments, click on �to update the changes you�ve made in the form.

Printing your Saved Caveat

Click on �along the top panel of the system.� Enter Caveat�s Folder name and/or File Name in the search box that appears, then click on OK.� If you can�t remember either name, you may search by the date that you last updated the Caveat.

The system will retrieve all forms in your PC that fit the criteria you entered above.� Select the form of your choice and click on .�

TIP

You may select more than 1 form to be printed at the same time.
